I have both and would definitely put more value on my Realtor license and being self educated through books, networking, cds and online forums like BP.  I have never used my BBA except for a nice looking wall hanger above my desk :)  Given your situation I would utilize your va benefits and take your time in getting your degree but put more emphasis on your license.  That's of course if you feel Real Estate is your passion.

Just signed contracts for another "Sub2" deal that has been on the fence for about 4 months. Called today to say he would like to do the deal so I met with him earlier. Now just looking forward to a GOOD game and commercials.

@Account Closed is correct I would definitely get legal advise before stooping to that level.  This landlord should have evicted after the 1st non-payment.  Sign should read, "Ignorant Landlord let's tenants rent free".

You can't force the numbers to work. It is simple math so don't over complicate things. I'm in the DFW market and still find deals at above the 1% and even the 2% range. Don't go after MLS deals, get on a wholesalers list and also consider moving your target area to outside of Plano possibly in Murphy, Wylie and surrounding areas.

I would recommend lonestarlandlaw. Not sure if I can use there url without breaking any advertising rules. Just google the name. Based out of Houston. I used them to setup a series LLC.

Start negotiating terms.  Are they willing to owner finance?  I had a client that was adamant on price so I negotiated 0% for 12 years.  Win-Win for both of us.

I would do more research before making the drive to OK.  Also ask for pictures of properties.

Is it douchey posting 100s of pics of family, friends or where you have been?  I am proud to be an investor and share my stories on FB.  I like @Ryan Dossey have created a FB business page and share it when necessary on my personal page. I will be completing a Sub2 deal this weekend that I otherwise would not have received if not for FB. You never know when one of your FB friends is going to need your help so post away.

Definitely need to hire someone. I was in that same predicament when my wife lost her corporate job and I decided to bring her in as my PM. She is ruthless and doesn't take any excuses from tenants. I offer her 1/2 of all late fees she collects and just last month we collected nearly $800. We have 30 SFH rentals (spread all over DFW), currently 2 properties on market, 1 rehab and my construction company so my time is better spent elsewhere.

8-9%, 1 point, 9 month term with the availability to extend, 90 % of price + rehab, no more than 80 % of appraised value

Shop around, talk to local investors and you will find these or better rates/terms.
