Wow! He did things in reverse. Never bid at auction unless you have secured financing. Does he own the car dealership, auto repair shop or land/building it sits on? Possibly taking out a loan with that as collateral or even a HELOC. How about a co-signer? Time is really of the essence and he needs to get the ball rolling or lose $30K.

Great play by play.  Can't  imagine me writing everything down while they are speaking at the speed of money, lol.  It is sad/unfortunate that so many get taken by these gurus and I'm sure many have to borrow money for just the 3 day seminar. 

We all just need to spread BP and help educate those less educated.

We have rented to people with TINs.  I would ask for an increased security deposit, 1st and last months rent.  We actually had one tenant pay 6 months in advance once.  He turned out to be a great tenant and upon move out left the house rent ready.

Unfortunately, you have to pay all 2014 taxes.  I purchased one in December so I feel your pain :)

The only investment that I loved I ended up losing money on.  Fortunately, it was only a couple of thousand.  I ended up convincing myself that I could do rehab for less than I projected.  That was not the case and never is.  Live and Learn :)  Don't follow your heart but follow your head when it comes to Real Estate.

This is completely normal.  As long as you have double and tripled check your numbers you are good to go.  Congrats on making the move.  It will get easier :)

Are you dealing with motivated sellers?  If not you are wasting your time and you need to put a system in place to attract them.

In order of importance:

*Work less

*Spend more time with family and friends

*Get to 35 SFH rentals (5 more in 2015)

*Surpass my flips from 2014 by profits not number of units
