You can still get another loan, but you will have to qualify (make enough money) for your current rental and your new house without factoring in the income generated by your rental.
Go talk to some lenders in your town and see what they require; some are more willing to work with you than others.

I did something similar a few years ago.
First off, where are you living right now and how long have you been renting your house out?
If you can show that you have been leasing your house for the last 12-24 months, you can probably qualify for a new primary residence mortgage with as little as 3.5% down and the best rate too. You could then turn the newly acquired house into a rental after a short time..
I did this and then refi'd my rental and saved over $300/month and did not have to put down 20%.

Tom made a good point. Is this your property or are you looking to purchase it?
It's obvious in the picture that the door-frame is out of square. I can also see where the door has been opened so wide that the door hing pin apparently dented the door.?.
It looks like a garage access door that has been abused. It's possible that the door was poorly installed and has caused the cracking sheetrock and door misalignment; But it's probably foundation movement that has caused the crack and door-frame moving.

Here it is. I took this picture as I was finishing up a complete bedroom-bathroom rehab. I was going to paint it another color but my wife has been okay with it so far... Stripping it is an option but I've got too many other things to work on right now.

You've got a lot of options, so take plenty of time and research them thoroughly.
Begin with the end in mind; what do you want to accomplish?
There are a lot of things you could do with $300,000. Choose wisely.

I have a fireplace in my master bedroom that was originally red brick . Somebody got the bright idea of painting it years ago. It looks fine, but I would love to have the original exposed brick look back.

Yes, make it as easy to read as possible. Top to bottom, left to right. Vertical words will distract.

You've put some good thought in to this. My humble opinion:
The lighter text is more classy and softer but the black is easier to read and that's the most important in this case. (May be different in person?)
I like "What's YOUR Ailment" but I would probably use something like " How I Can Help", or "How We Can Help", or "We Specialize In", "Specializing In", "Experts In" etc.
The acronyms are clever, but probably distracting to your message. I would just use bullets or just list each item without the Bold first letter. This also allows you to better list each item without trying to make it fit.
Other items: Get rid of "Devastating" divorce. No need to rub salt in wounds.. Just use Divorce liquidation or something like that. I would say "constant or continual" repairs instead of excessive.
Just my opinions..
