I've used some of the oil rubbed bronze spray paint to paint door hinges. I lightly sanded them before spraying. I was surprised how good they looked.
Just make sure you let the paint completely dry in between coats.
Might be worth a shot.

I would not invest in a duplex unless I owned the entire building. How do you ensure the other owner carries sufficient property insurance? What happens when the tenants next door are not the type you would rent to? What if you maintain your side and the other property is run down in 2 years?
Too much dependence on the other owner for me.

You are on the right track with your logo and ideas. An Escalade is a classy car and the logo should be simple and classy.
I would work on your website next and carry the logo, the font and the color to the website. I would also incorporate a profressional picture of you.
There is a local real estate broker who I think has done a great job with his marketing. When I hear his name, I can see his yard sign with his logo and color scheme, I can see his face, I can see his car, I can even see his office location.
When someone thinks CKIProperties, help them to easily recall all of the afforementioned. Keep it simple, keep it classy, and keep it all uniform.

I like your second design with the website on the tailgate.
I can see Dean's point about a call to action, but I think the website gives more attraction than a phone number. I would argue that most consumers nowadays, will visit a website before they make a phone call. They want more information discreetly before they talk to someone directly.
My main career is in Marketing/Sales so I deal with this type of thing often.
Make the www. small and the CKIProperties Large and the .com small. Accentuate what you want them to remember. Everyone knows a standard web address, in fact you could probably leave off www. and just put the .com after your web address.

Duplex or townhome? I have a partner who has a townhome that shares a common wall/roof.
There is a homeowner association that determines those specifics. Previously, when an item like the roof needed replacement, both parties had to agree to it. Recently, the by-laws were changed and each owner can perform repairs on their side as they see fit.
Obviously, this type of situation only works when there is a ruling entity that can direct and resolve these concerns.

Kevin, I would personally argue against a purchase based on what you've told us. It could be a wise move if you know that you would be in the same location for 7 years, but what if it is only for 3 years?
Basically, you have to figure out the cost to acquire the home, closing costs etc., then gauge how much appreciation you will have over the next 3-7 years. At 3 years, you would probably break even. If everything went perfect over 7 years you would probably make a decent profit but what if the market tanks?
The risk vs. reward here doesn't seem to be worth it for your situation. Focus on your career for the next few years, get that debt paid off and then start investing.

Yeah that would probably work best. I'm a fan of less is more when advertising. You've got a great logo, don't clutter it with non-essential info.
