You could go to your bank and pull out lots of $100 dollar bills, although I wouldn't feel comfortable doing it. I bought a house a couple of months ago and used a certified check that I took to closing. Find out why they won't take a certified check.?.

The Black lettering is easier to read.
On your back window, I can't see how anyone would be able to ready anything other than the logo and the large tagline next to it. All the other writing and the website seem too small to be read.
While a beautiful vehicle, this Escalade design is not friendly to this type of advertising, imo..Perhaps leave the logo and tagline on the back window and move the website and other small print to the tailgate.

@Wes Eaves the scammers don't actually have a key to the property. See above where interested tenant was told to "walk around the property" by the scammer.

@Phil James based on what I have read, it sounds like your biggest problem is maintaining tenants and monthly cash flow; your sinking value sucks but that is not the most immediate problem in need of attention.
With your third property management company not being able to place tenants in 4 months, it appears that the problem is demand related; rents too high for quality of dwelling.
I would spend a few thousand and get the property back into the necessary quality in order to obtain tenants. With some work and a little more investment, I think you can get this thing turned around and producing again.
I know someone who went through foreclosure back in 09. You do not want a foreclosure on your record. Get creative with this thing!

Lenders will perform a debt to income ratio to assess your ability to afford a mortgage. Your ability to secure a loan, and for how much, will depend on your income.

@jscott, I don't know, I'll have to take your word for it. But perhaps home prices helped to drive inflation?

@jscott, interesting, but I too think there is a lot at play here.
Think about this though. Tomorrow lenders roll out a new 40 year fixed rate mortgage. All consumers who qualify now have more buying power because they can technically afford a larger purchase. What happens to home prices?

I would say that it depends on the buyer. Some buyers will hear foundation repair and view it negatively. Some will look at the repair as a positive.
The biggest question here is, is the foundation warranty transferable? If it is, and foundation settlement in that area is common, then I would say that it should not negatively affect your ARV.

The house design is one of the biggest impactors of cost. Look for simple designs: square or rectangular footprint, 2 story, moderately pitched roof, bathrooms in close proximity to each other for reduced plumbing costs.
Drive by one of the big nationwide builders and look at their house designs, lots of 2 story boxes with simple roof lines.
The only new construction project I've been a part of consisted of a Victorian house with round rooms and roof lines. Most Framers were hesitant on bidding the job. The most experienced and costly framer in our area ended up framing the house and charged a premium because his schedule was already full...
