We've strayed from the original question here, which was about preference rather than costs.
I'm actually interested in what the ladies think about the two layouts. Lets face it, I'll be selling this house to a wife, it doesn't really matter what the husband thinks about the layout.
So please ladies, what do you think of proposed layouts above?

Because if I move the master door down the wall I would have to move/cut into and redo the master closet. That would require sealing three doors and creating 3 doors and moving the closet walls then drywalling it all and patching the hardwood floors where walls moved. Plus moving the hot water heater and gas lines and water lines.

This house is being rehabbed. The current layout is actually a single sink against the window between the shower and right wall. This was for wheelchair access.
Both options require me moving the current vent and supply lines. I can't easily move the existing water heater to another location. My option is really to put in a tank-less or leave it where it is. I'm estimating a $1,200 tank-less unit and $400 in labor.
My main concern isn't the costs.
My main question is if you liked older unique homes and bought this one, would you prefer bathroom access from the master? Or would it be odd that when guests were visiting there would be a door to your master bedroom in the main bath?

Either way I go, I'm going to have to relocate the vent stack and supply lines for the sinks. I don't feel comfortable personally changing the hot-water heater to tank-less though, that I'll have to pay a plumber for. Can't move it to opposite wall as that is the entrance to master bedroom.

I apologize for the crude drawings but your input is appreciated. The image on the left requires little changes to the existing bathroom. (knocking down a wall and putting in 72" vanity.)
The image on the right requires moving the hot-water heater, and most likely converting to a tank-less. But it also allows access from the master bedroom. This is the only bath on the main floor. Obviously it will cost more to add the master bedroom access but how valuable is it to you? Some people may not like that the primary bathroom has master bedroom access.?.
This house is located in the Historic District so following comps is little help. Too much variation. It's a 4/2 with 2/1 down and 2/1 up.

So instead of the owner investing $5,000 and making a killer profit, he just wants to sell it for nothing? Just seems too good to me. Keep digging and find out whats going on here.
Talk to your lender too. You will most likely have to qualify for both loans since you have no rental history on your current primary residence. With your current homes value, sounds like this won't be a problem but get that sorted out too.

I'd go through it with a General Contractor and get him to write up an estimate of all the repairs before considering moving forward. If the copper was stolen, was there any wall damage? Did they steal all of the copper? What about plumbing? $5,000 seems low for a 3,000 square foot house that has been raided for copper.

Why didn't this house sell when others in the area are selling?
What is the $5,000 in repairs for?
Seems too easy. Also, 2 years back should have no bearing on your current decision. You need comparables within the last 60 days to base this homes value upon.
