@Richard Ayvazyan Do you have the capital and the time to rehab the properties? And, is the intention to sell the properties for fair market value immediately upon completion of the rehab?
I would approach this on a case-by-case basis and measure equity in the property, rehab scope including timeline and costs, and potential net profit after resale. This would include having a robust understanding of the ARV and the costs/fees associated with the sale. If you've done the homework, and the numbers work, then I'd consider JV'ing with him for a 50/50 or other agreed upon profit share after resale.

@Manolo D. We're a small shop and typically conduct 20-40 fix and flip projects per year, all at various stages of rehab and each coming with their own set of potential issues. We make offers and acquire new properties weekly, and we're team building so our numbers could go up in the 3rd and 4th Quarters of 2016. We have our own PMs that we certify with training but we will have a need for more as the workload grows. It's all about the relationship, and trust. Over time we expect to partner with great contractors (and teach them how to invest if they want) so we're looking for Quality, as opposed to Quantity.

Interviewing contractors now for Los Angeles based fix and flip projects in 2016.
Project Management experience is preferred but not required. We seek ethical contractors that produce quality results and can work within budget and schedule timelines.

@Bryan Hoffman, Welcome to BP! There are several folks on here that can help/point you in the right direction. I've specialized in the fix and flip arena, primarily in Los Angeles County and I've been looking forward to reaching out to the surrounding counties in 2016.
