@Kyle Snyder I have not had a problem getting market rent on properties with 1 bath vs. 2 bath. Tenants have mostly cared about bedrooms, square footage, location and level of finishes.

@Chad Carrodus I’d reach out to a hard money lender. I’ve used SL Lending and they are great to work with and will keep you out of a bad deal. Who will you use to complete the rehab? Do you have an agent? You will need to answer these questions and have a plan In place before any lender will loan you money.

@Tish Saunders you are paying too much if you want to hold that house.

@Robb Witzel make sure you do your research, most wholesalers in Atlanta are over priced right now. Especially the big wholesalers.

@Luis Medina it sounds to me you are trying to complete a “subject to” deal. I have not structured a deal this way, so you’ll want advice from someone with experience.

@Cameron Smith Wholesaling is hard. You have to be consistent as it is a numbers game. I would suggest driving for dollars.

@Jeff Dulla yes, within the first 6 months if not first 3 months. All are less than 150k and we are looking 75% LTV or less.
