The market there is cooling off quick. Not that it will go in the other direction, but you might want to wait and see how the rest of the year shakes out. You'd be buying at the peak of the market, which is still fine, until it's not. There's a slight dip in competition in the winter for residential property anyhow so take that into mind.

Lakewood is one of the more desirable neighborhoods in the area, especially for young people, so it makes sense that you'd rent those out quickly. Brooklyn seems like more of a working-class neighborhood with more families, so a one bedroom naturally appeals to a smaller market there.

That's great you've got a preapproval. I'd recommend really getting familiar with the different neighborhoods so agents will take you seriously. It's easy for out of state investors to spin their wheels looking at properties out here when you've got lakeside mansions just a few streets away from serious blight.
My agent does a lot of volume, but rarely takes out of state investors seriously because most of them are tire kickers. And that's a pretty common attitude out here. Be sure to do your homework!

I'm from the south Puget Sound and moved out to Cleveland a couple months ago. I've only got 7 units, but am getting familiar with the larger multifamily deals and have a couple friends with 20+ unit buildings. I did recently. I have a couple properties in the Midwest and wanted to go more full-time so I packed up and drove out from the west coast. Things have definitely picked up in the last couple months since I've been out here. As a single 27-year-old, I don't have the commitments that most people do so I'm taking advantage of that.

Have you tried using grammar?
Constructive eviction is the term for what these people said they are doing. It's illegal. If your tenants need to be evicted, then keep going through the eviction process with them. Then, do the repairs, then find another tenant. That's being a landlord.

I think it's all in how you sell it. Right now I'm very transparent when people ask me what I do. I don't have a real job and I don't technically live anywhere. Not the most impressive introduction to mom and dad.
But being a real estate investor who travels constantly has a better ring to it :)
