I've bumped into a lot of people who have had the same problem tracking down an agent. A big part of the reason is that there are so many tire kickers, especially from Cali. Agents don't want to have their time wasted, and when you're "thinking" about buying, not many agents are going to want to drive around for a month looking at properties for a small chance they'll make a couple percent on a 50k deal. Assuming you don't pick a different market in the meantime. 

If I had a dollar for every time I saw a new poster on the forums looking to build an out of state team and then never post again, well, I probably wouldn't need to invest in real estate at all haha.

I'm not trying to be negative, but that is the stigma that you'll probably deal with until you show you're serious by actually getting on a plane.

Hey @Brian Legg , you're in a great area, so don't sell yourself short of opportunities just because you don't have the capital. 

I'm looking to grow my network on the ground over there. I've got a couple duplexes over near 185th with another under contract. Hopefully will pick up a few more this summer and will be spending a lot more time there.

That's quite a premium unless you get really amazing terms. 

You might want to explore doing a lease option. You could at least buy yourself some time to figure out if it's worth buying once you get your things in order and have traditional financing at your disposal.

@Melissa Lee It's all pretty subjective from my understanding. How you are introduced to someone will never be a hard and fast rule. But the guidelines are really there to prevent people from taking advantage of those who don't know what they're doing. So if you're doing the right thing by people and putting your disclaimers out there, along with ensuring they know exactly what they're getting into you should be alright. 

They don't need to be on the loan or have an active role. But so long as you're not actively soliciting the public for passive investment dollars then you should be mostly in the clear. But I'm no expert, so that's about all I know on the subject. I'm currently looking for an attorney to help me put a couple partnership deals together, so I'll hopefully have some more clarity soon!

The lines between syndications and partnerships are always going to be a bit blurry. You're not allowed to solicit members of the public to be a part of a deal. Therefore, the relationship you have with investors is a big part of the equation. If they're people you've known a while then you're all clear. But no blasting facebook looking for investor partners! 

Also, one of the factors is around the various partners' involvement in the deal. If they will be fully passive and have no control in the business, that will be more like a syndication. But if they'll be involved and/or will be on the loan, etc., then you should be in the clear as well. 

If you want more answers or some reading material to put you to sleep, SEC regulation D rule 506 is what you're after.

Start reading about SEC Regulation D and you'll get to know all about the "thin line." But more than likely you'll be even more confused about where that thin line is haha.

@Esteban Hermosillo yep, the hard part has yet to begin! Finding a good deal, let alone one that will take a VA won't be an easy task, but you just gotta stick with it.

I might suggest getting to as many of the real estate events as you can. That's where you'll find the deals, and growing your network will give you the best chance at getting a VA put through. You might find another veteran who will work with you out of respect for those who serve.

I'd use the VA if you can. Not everyone can get a free duplex! You could likely cover your monthly costs once you get a renter in there. Then, you could save up very aggressively to invest in out of state since you'll have next to no expenses.

If you want to get serious about investing there I recommend just getting on a plane for a weekend because you'll never really "get" what it's all about until you're on the ground. You'll learn more in that weekend than a month worth of research!
