I live in Columbus Ohio and my wife is from Canton.  Based off my many visits there to see family, north canton and jackson are great areas.  Canton in general is seeing an improvement with new commercial development(bars, restaurants, strip malls) but I believe it's mostly in north canton.  Other areas in ohio that are talked a lot on BP about are Akron, Cleveland and Columbus.  Let me know if you're interested in Columbus market, it's the area I focus on

Brent you are correct, the equity in the house could be used for down payment.  I also miss spoke on the percent, it is 25% down/equity after 6 months not 15%.  The lender I spoke about offers a 15% conventional loan product that is where I got the 15% from.

I know a lender that will do cash out refinance at 15% down after 6 months.  If you are interested, message me and I will give you his contact information.   This lender also has his own rentals in another state therefore he was able to relate to my goals as an investor plus provide additional advice.  Message me if you would like his information.

 Wow Toledo does sound great.  Now that you are wholesaling property, how much would the repairs cost?

Since you specialize in turnkey, you prefer properties already rehabbed to add to your rental portfolio?
