There may be trust issues, they aren't happy with the terms, or they don't understand the contract. What problem are you solving for these people? That's rhetorical. Be able to answer that for each of your sellers.

I have heloc through huntington on my peronsal home but when speaking with them about financing investment properties, they typically tell me they do not like to fund investment properties. They might have a different view of helocs for them.

@Johnathan Simeroth Great question. Couple questions:
- If you go with the latter, how will you know what the rehab costs are without a GC?
- - Would this be your first deal in columbus?
