Purchased a property at sheriffs sale(in louisiana) this week and the home is vacated but previous owner left behind quite a bit of possessions.

Any advice on throwing out the possessions or going through the court process to do it!

Also...spoke to owner prior to sale and she informed me that she was removing what she was able to prior to sale date!

I've used a flat fee service for 90% of my flip houses and have had no issues.   They sell just as fast as houses listed by a traditional realtor in my market!

Have a single family unit purchased in Nov 15', renovated and now have nice cash flow on the property.  How long should I wait to refinance and cash out to do it all over?
