Planning to bid on property at sheriff's sale....There is an HOA lien in place and was trying to verify that it will be cancelled at sale. The 1st mortgager is the foreclosing party.
Any opinions?

You are in a great area for real estate investing. I purchased a hud property in south BR while attending LSU. I sold for a great profit post graduation and that is what got me started in real estate investing.

I purchased one from auction.com earlier this year that I won during the pre-auction bid phase. Although they do not offer this option on all of there properties, I believe the property would have sold much higher if it went through there regular auction process.
I also backed out of the purchase of another property I won in the pre-auction bid phase. The reo seller did not abide by any deadlines set forth in the purchase agreement and it went on for months before they could close so I backed out. It required many phone calls and e-mails for them to return my deposit.
They are a pain to deal with but if the deal is great I would go for it!

I have had good luck so far with cozy.co for online rent payments for SFR's.
Very simple and easy to use for myself as well as my tenants.

I was running the numbers on a 4-plex in the Gulfport area and was shocked at the property tax amount. A property listed for under 200k is paying $1,200 per unit in annual property taxes for a total of $4,800.
Is that right?

West St. Tammany is on fire as I'm sure you know and deals are hard to find but not impossible. I recommend widening your area a bit.
