Just curious to see what the lowest price you've paid for a house to flip is. I'm wanting to put in very low offers for cash and just wondering if your crazy low offers have ever gotten excepted. The first person I ever knew to flip houses offered lower than 50% asking price and several actually got accepted, but that was right after the crash. Thanks y'all.

DIY-ers on Pinterest are all about General Finishes Gel Stains (esp Java) for cabinets and other wood like doors. you could spend all day checking out Before/Afters. Looks like a great product if you want to keep it cheap and DIY it (though seems to take a bunch of time). General Finishes Gel Stain on Pinterest

if this is a rental, won't the tenants decide where they want the tv? maybe they have a piece of furniture that it will go on? or is this fully furnished rental?

is it just when you run the hot water? we're having that issue at one of our houses and sometimes it's the rod in the hot water heater that makes the smell. lots of info on google about it. i read that you can remove the rod or replace it.

i guess it just depends on the market you're working in. i'm in a very rural, distressed market, so showing you have 100,000 when you're offering 60,000 (or less) and way below asking price is not good for buyers here. but other markets this might not be the case. i've never purchased a house outside our area.

i've always done the exact amount on the POF letter. esp if you're trying to get a lower price, not the asking price. it's like offering someone $2 for something at a yard sale and then asking for change for a $20. just bad bargaining etiquette in my opinion.

that is amazing. sad you'll have to tear it all down, it should really be a museum exhibit. but yeah, no one wants a bathroom that crazy these days. i see a hanging swag light in there as well. my goodness!

looks like blue toilets are fetching up to $325 on ebay as well. don't throw them out!
