i think you can still create a listing, just try it. and contact airbnb. and maybe draft a cease and desist letter from you/your lawyer and send it to them.

we ask that they do the dishes/run dishwasher, that's it. the rest is our job.

and we have a vacuum at each location. but you should ask your cleaners if they bring their own. they're cheap enough to have one at each property if needed.

have to agree, it sucks sometimes to have rough renters, but some are just worse than others. we had some of our own family members with kids stay at one of our rentals last week and they left marks everywhere. another family let their dogs on the bed, muddy paw prints everywhere. i'll just clean and repair as needed. that's just the way of the rental. meanwhile other people make it look like they barely entered the house, so you take the good with the bad.

if you're paying a flat rate and not by the hour, they should not be asking for extra. like you say, there will be times it takes 1 hour because it was a couple that was barely there and didn't use the kitchen etc. and there are other times it will take 3 hours because the people were messy (happened to our place yesterday). but if they're charging a flat rate, the price is the price. if they continue to ask for more money each time, you should find someone else, even if you are a few hours away.

we let family stay for free, friends we give a discount. they know it's our business and that we need to pay the mortgage and utilities.
