yes you can sell the pink and blue and green fixtures on ebay or craigslist. there are people looking for the retro styles if they're in good shape. though i would say you might want to re-glaze the tub to save time and money, but sell the toilet. check out these sold listings of pink toilets on ebay.

our county has an online GIS system that has all owners names and addresses. you could call the county it's located in and see if they have that system too. makes it super simple to look up all details.

i like your idea of a firepit, but do you want tenants burning stuff in your backyard? i think that would be cool if you were just flipping it, but might not be good to encourage fires by renters. you could put some stone pavers back there for a BBQ grill/hangout area though, that might be a little more under control. you could also plant some drought resistant desert plants along the edges. how big is the yard, it looks quite substantial.

you don't owe a mortgage, so there is no time clock ticking away for paying this back (plus interest). you also mentioned you have a full time job that sounds like it pays well. why not take a break, save the money you need, or pay as you go per project using your paycheck. if you haven't had to borrow money at all for this project, why start now?

you could do a brick step-out up top rather than a custom cornice that could be very pricey. it could look nice if you color match the vintage brick or go the opposite and do a contrasting color (like white to match your windows and basement) to make the top stand out. attached are some examples of some top step-outs. the brick mason doing the re-pointing could probably give you a quote for doing the top as well.
