oh perfect. yeah your hashtag could be #stayminnesota. we printed out cards and made a little sign at our airbnb to ask people to use our hashtag. honestly the only reason we thought of it (besides my younger sister saying "you're not on instagram?!"), was that a guest asked if we had a hashtag. oops! i'm trying to post at least 1 photo a day. many of them are photos i already have, but i also snap some when i'm over there cleaning.

i also use CL, but i never hear if anyone found me there. get on Instagram, get a hashtag on there. that's my newest site to try and i'm having fun with it, people are finding me there and i link directly to my Airbnb in my profile.

craigslist! lots of fancy people sell their almost new West Elm, Room & Board, Ikea etc furniture for a steal on craigslist. sometimes they're just giving it away. we get 75% of our stuff on craigslist and estate auctions, you'll save so much if you have time to search.

good idea to direct your people to other places like VRBO or airbnb.

agreed. i hated booking.com as well because they have no payment platform. they expect owners to have a way to accept credit cards in person which is wacky. i'm not a hotel. i had to call them to get them to take my listing down too which is weird.

start at your city/county building and zoning office. they will be able to walk you through the steps. you most likely will need some drawings about how you're going to renovate with names of contractors of who will do the work in order to apply for a permit.

i agree with jeff, you could go with a sage/olive green with a dark brown trim to let it blend in with the trees.

also, check craigslist for a deal. some people are almost giving away beautiful appliances because they don't like the color.
