@Ryan Lachmiller I am a new landlord, but I know people very well. You just need to look at behavior trends. Whatever happens, immediately read through your lease, then follow whatever the lease says. “If you know the enemy, and you know yourself, you need not fear the result of 100 battles.” Sun Tzu. Replace enemy with tenant, replace yourself with lease, and replace battles with rentals haha.

@Chris Teti yes, an example of a deal. You get a hard money and pair it with a heloc? Commercial loan with a cash advance? Was just looking of a more in depth explanation. Thanks. You peaked my interest.

@Jeff Cagle ok, where I am from the tax assessment value is much lower than the actual sale price in most instances. I will use your advice in the future though. Thanks.

@Ben Leybovich can you recommend any articles on this subject. I just did an 8 plex deals where rents are also close to 300 low. I would like to get a different class of people in and get to market rent.
