All i can tell you is that i have invested in 3 properties and in the process right now of aquiring 2 more to convert to self storage and have done very well.

Try Self storage weather in the USA or Europe it did extremely well even during the
2008 recession (Bloomberg report) The reason is cause its probable the most diversified real estate investment that you can invest in. Think about it your average commercial building 80 thousand Sq. Ft . most have one or 5 tenants one moves out and wow income just took a big DIVE and could take a long time to get it rented again.
Self storage the same building but you have 500 to 800 tenants and even if 15 move out , no big deal as most likely you will have 10 to 15 move back in net result is small increase income as old tenants were paying the old price an new tenants are paying the new price.
I do it in Germany and its even better there as there is a huge demand and not enough buildings at this time . Good luck with your investing and love to hear your comments .

6% is nothing wrong, the socially responsible ????? Hey this is investing its about MONEY
money is cold and should be calculating and if your risk factor is real low than 6% is OK
Take a look at self storage as the risk is spread out over many customers and thats why self storage has done so well even during the last recession . I am own self storage in Germany and there are so few out there ,the risk is real low and the growth is much higher as the business is still in its infancy . Read the latest report from Bloomberg and FEDESSA
