and move out and you got your loan the bank is happy you are happy you got your start in real estate

Totally thats why i LOVE self storage its like investing in one investment
at the same time you have 500 to 1200 customers greatest diversification
and yes SAFE and SECURE look at the returns better than any class in Real estate

SAFE and SECURE
We have several site currently under contract and negotiating in Germany SELF storage
Yes safe and secure and most diversified type of property you can invest in as in ea of our
projects their are a minimum of 700 tenants and history tells me we have never had more than
6.2% move out per month and normally have that amount or more move back in at a higher
rental rate .
And Germany is still in its infancy of the self storage industry therefore an IRR of 25% plus
is very realistic.

REALISTIC i would say that most people are very happy with 20% ROI over a longer period
Now i have some properties that the IRR is much higher (48%) but you must be REALISTIC.
If it sounds to good to be true it probably is , any one can take one property that they made
a lot of money on and make it look easy, but you won't hear them talk about the one that they
did not so well on.
But long run just like Scott Meyers agrees SELF STORAGE is a WINNER

Just came back from Germany and got approval from German bank 1.2 million euros for project #4 in the city of Gelsenkirchen, next to REAL (like a wall mart in USA) and a POCO across the street (like a IKEA in USA) city of 250 thousand and we will be the first self storage
Only one outside investor since we started 7.5 years ago and she has received an average of just above 10% cash flow over that time in addition the value of her investment has increased 2.5 times the investment.

My experience
1 investment 200 thousand in self storage in Germany have been receiving
average cash-flow of 10% over the 7 year history and that does not include
the asset value of my 200 Thousand dollars today estimated to be around
500 thousand
