makes a very good point if it smells to good and looks to good and taste to good to be true GUESS what folks ?????? like ray said 30% ya if you get lucky once in a while with lots of experience and the right timing  like you Ray i have been doing this for 40 years 

and i have had some great deals but also some of the others which all these experts are not talking about . WELCOME to investing in real estate

I have some one that invested with me 7 years ago 200 k and she is getting 20 k per year cash flow plus her equity has increased from 200 to about 500k not bad as it was just when the recession started

be real 150k and 4 k per month cash return ???? Please be real wanna loose money invest with that guy

Live in Las vegas but opened up our third safebox self storage in Duisburg,Germany

Self storage is still a new business in Germany but it is Growing at the rate of about 20 to 25%  during the last 5 years  and we are actively looking for new locations  to open 

more safebox self storage  operations

You should have ask for a fee before not after 25 is a reasonable amount 

and if the deal does not fly call me i love paying fees

Don't over analyze  jump in and get moving as you are young and have time on your site 

5 or 10 years from now you  will be looking back at this time and say why did i not make that move get off your  a ..  and make a move

GERMANY   yes i know GEMANY  there is a reason as the self storage market over there is growing  at the rate of 20 to 25%
