I am currently in the process of searching for a mixed-use building. This building features a long-standing laundry store on its first floor, in operation since the 1960s. The upper level consists of three separate 1-bedroom, 1-bathroom units. During my research, I've been focusing on the potential risks associated with the use of laundry chemicals and their potential impact on the surrounding areas, particularly on the upper floors.
Perchloroethylene, also known as tetrachloroethylene, is a molecule containing chlorine atoms and carbon atoms. It is also characterized as a “volatile halogenated organic compound,” a “halogenated hydrocarbon”, a “chlorinated solvent” or a “chlorinated hydrocarbon”. As shorthand, it is referred to as “perc” or PCE. All chlorinated hydrocarbons, like all solvents other than water, are “toxic.”
I would greatly appreciate any suggestions or recommendations you might have. My main goal is to gain a comprehensive understanding of the risks involved before deciding on the next steps.

thanks Bills for your response. My business partner is currently a single member LLC and a disregarded entity however, he plans to sale and 1031 exchange into the Nevada deal where he mentioned I join his existing LLC as partners (50/50). I'm favor of creating a new LLC partnership. Will his 1031 exchange be difficult if I join his LLC or create a new LLC ?

My business partner and I are planning to buy a commercial building in Nevada. He is currently selling his commercial building in Washington and 1031 exchange into the Nevada deal. In order for the 1031 to take place, is he required to carry over his existing LLC or can we create a new LLC for Nevada and he move his funds without moving his existing LLC?

Positive cash flow is achievable @ your current price in the bay area, but the down fall to that you need a higher down payment. 20% will not work. If you envision prices going up in 3-4 years, it should be a safe investment, buy now, lock in low interest rate and see some positive cash flow.

@Ash Patel before you decide to sell, make sure you review your exit strategy. Ask yourself, what do you plan to do with the profits? Is the plan to sell and upgrade to buy in a better neighborhood? Buy into a bigger deal with greater return? Pay off other debts? I'm a buy and hold investor regardless market cycle. If it is generating cash flow....I would keep it.

The Feds plan to start shrinking the $4.5 trillion it holds from the three rounds of QE aka "printing money". The purpose of QE was to keep rates low and boost the economy. Some economists say the effect of this balance sheet reduction may drive up higher rates for loans faster than expected and that could push housing affordability further down!
