Thank you for the response. This is a flip property and the houses in this community all have high end stamp concrete or pavers. No one has bricks. I think the previous owner went cheap and installed bricks. Everything inside will be high end such as wood floor, stainless appliances, etc, so I'm trying to figure out if I should continue to enhance the house in the backyard or if I should let the new owner figure out how they want to design the backyard. I would hate to install concrete and the new owner decides to rip it out. I'm trying to figure if I should invest money to improve the backyard in return sell at higher price or leave it as is.

Hello. I recently bought a house where the previous owner installed red bricks in the backyard and I would like your thoughts and opinion on what I should do? I'm thinking of replacing the bricks with a stamp concrete design or perhaps restrain the existing brick. If I install concrete stamp, will I get my investment back and more?

I meant you could buy a hous between $600-$800k or a 4-plex which generate the same cash flow number. The question is you want one tenant stress or 4 tenant stress. I'm not sure if 4-pled appraisal r usually higher than a house

I looked at 4-plex in LA....and I learned your better off buying a 4-plex out of state because higher rate of return. Turn-key.
Realistically, you could buy a house in LA for $600-800k and bring in the same cash flow with 4 tenants. The choice is either to buy and risk all your egg under one tenant or reduce your risk and hope all four tenants stay.

Are you making positive cashing flow in your two CA properties? I'm in that comfort zone of trying to invest in the same state but I see the value of investing out of state if the cash flow values makes sense.
