Normally I would tell someone to invest, as I normally would. My best advice to someone in your scenario is to keep saving. It sounds like a lot, but I always recommend someone to have at least 50k before investing in something with 20% down. If it is 3.5%, you could make due with 25k, but unless you are doing that, SAVE! If you want it this bad, you will find a way!

I, being biased, would recommend Cincinnati. Mix of good cash flow and appreciation in certain areas. Have you looked into Cincinnati?

I am not too sure about other areas are but in Cincinnati doing a rehab on a property, you get a hefty tax abatement and it could save even more money than you already are on the BRRRR! It may interest you to do so if it is the same where you are is that exists there!

Lower price point, cash flow/appreciation mix (depending on area). Having an LTR here may be appealing to you! Let me know!
