Thank @Sam McCormack yeah those are crazy prices at $675k for 3.5k in rent, I hope at least is a good appreciating market. I don't see that cashflowing with those numbers.

That example is the worst I have seen. unless there is 300k worth of gold in the basement

So Pranshu, I have seen this a lot, and most of it has to do with the area. On the flip side, areas like Cincinnati are much more likely to have something that is at or closer to cash flow. Saying that, if you are looking at an area for the cash flow purely, I would recommend Cincinnati, let me know if you interested!

Yes, lot less listings and the way people are pricing right now is just people guessing what they think they can get. I will get a place rent for 3500 MAXIMUM and it is listed for 675,000. It isn't in an absolute fantastic area either, it is in Cincinnati. I have also seen someone have "comps" for a commercial property. I don't understand right now. Lack of inventory as well as pricing is wack. 

Surprisingly though, there are still deals here, they just need the right investor

Location is probably the biggest, especially compared to an investor. You will put a lot more emotion into the place as well so making sure it is in a "good area", will be best

Hi Bryce, you can do it anyway you want! Multiple at once, one at a time, commercial, etc. One place to focus on, especially for MFH, is Cincinnati. A lot of commercial here recently as well as MFH! Greater Cincinnati could be a good place for you to start, low price points as well! Let me know what you think! Shoot me a DM if you are interested
