 yea i have 120K to use, I dont want to do cash deal... I want to put 20-30% down + pay all remodel  in cash.

Just some words of advice for a BRRRR OOS, I would recommend to not do it for your first one. If you mean a FULL BRRRR, as in a full gut almost, then not your first. But if it was just cosmetic work then go for it! A full gut is a lot for a first one, especially OOS

Hi Judd, I would have to say take your time. You could invest creatively and have partners, but what happens if the HVAC goes out or anything along those lines? I think you just need to build up your cash reserve to have enough deployable cash when ready. Unless you are willing to move for an FHA loan, I would say 50k is a good start!

Hi Mike, I like that you have options when going about this! Better to have 2 options than 1. I am an investors agent in Cincinnati, OH and I know you said you wanted to potentially buy a rehabbed place in OH. Cincinnati have something to offer when it comes to what you are looking for!
