@Ravi Kumar

Hi Ravi, if you are looking for a location, I would recommend Greater Cincinnati! Mix of cashflow and appreciation!

I am not sure who this will reach (hopefully more than just OH and KY, but I have found out it is uncommon for there to be 1ba in a SFH with 3, sometimes even 2 bedrooms. Is this just midwest thing? For there to be a SFH with like 3bd/1ba, it is pretty common.

People from OOS, let me know if this is odd to you, or normal where you are

 This is not a location thing, it's an age of build item, and what prevailing design norms were of that age.

You will find many items that change considerably as the era's pass. A first one is that room sizes tend to consistently grow. Kitchen configurations have changed vastly over the era's.

I would expect this information to be common knowledge for ALL licensed R.E. agents, because it is really basic fundamental stuff, and necessary to have a baseline level knowledge of homes, to be capable of advising persons on them.

I will automatically know that next time man! Sorry I don't have that baseline knowledge im sorry:(

Quote from @John Underwood:

Very common on older houses here in SC.

I own many of them with 1 bath and 2 or 3 bedrooms.

 This is news to me. I guess older houses just have less bathrooms then, that was easy

I see a lot of OOS investors mention this, especially in OH markets, but yes it is very common in OH/KY
