You might be better served finding an individual to manage your unit most of the companies in that area have so many properties to manage so the quality of care suffers. I say this from experience, I worked in that area a couple of years ago and its probably only got worse with all the new developments occurring.

Check out the app Meetup I found some Real Estate meetups in my area by way of that app so that is another option for you as well. Good luck!!!

I definitely want to flip a few mobile homes as well before upgrading to SFH's.

I started investing with Fundrise in April 2019 with the $500 minimum so far so good. I plan to invest more into my account to see more lucrative dividends, which will automatically reinvest into my account. Fundrise is for people with long-term growth in mind. I invested in Fundrise with the mindset that I would not access this money for at least 5 years, so I am also curious about how people are using this platform to generate money for deals. 

Have you set up keyword alerts on your profile? "Des Moines", "Iowa", "Real estate Investors" just to name a few. That will at least keep you in the loop when someone posts about one of these topics. Also, check the event pages for events in your area as well. Good luck.
