As an Agent, I like to keep an open mind when working with everyone. I do believe that investors do play an important role in rehabbing properties that have sat vacant for some time. With that being said its hard finding investors that have the financial means to acquire/and or rehab a property. Whenever I work with an investor I always ask for proof of funds and I never hear from them again. I sent one investor a list of properties that I found on the MLS and their offer was close to the sales price but they couldn't prove that they are financially capable to acquire the property. I told the investor that if they want to be taken seriously that they need to prove that they had the funds which they stated that they had a network that could finance the acquisition but yet they couldn't provide proof of funds and I haven't heard from them since. Another instance was an investor expecting me to run their numbers for them to see if the property was worth purchasing but I believe that should be up to them. I'm not an expert on repair cost so I don't feel comfortable telling them that the property is going to require X amount of dollars in repair. I believe that is the investor's job, but please correct me if I'm wrong. The investor also mentioned that they wouldn't make an offer until after they had the property under contract but that seemed backward to me. You want to make your offer but put contingencies in place i.e. an inspection. I agree with all the previous comments, I don't mind working with investors as long as they are able to actually purchase properties.

@Jessica Wygal @Haider Alazzawi I agree that this post is very helpful. I am a new agent (part-time) so I'm exploring the best opportunities for Lead Generation that will bring the highest ROI. At this point, I am definitely focusing on my SOI and I also reach out to local businesses in the area to form relationships. I plan to start conducting open houses for agents in my office as well and eventually I would like to target FSBO/Expired MLS Listings.

@Oscar Pinto How do you find all those leads? @Andrew Commins, I've written handwritten notes to potential sellers in my area out of the 17 I've sent I've only heard back from one.

I am a new agent just a few months into the game and based on everything I've learned at this point your network, sphere of Influence (SOI) will be your best form of lead generation starting off. My 1st listing appointment was through a friend of mine for ten plus years.
