Why do you need a constable? As far as the contract, in the contract he wants to use is there anything about the contract not being assignable? (I have only ever used Ohio contracts so I am not familiar with PA ones). If so, would he be willing to sign an assignment addendum?  He may just feel more secure with all of the legal jargon in a realtors contract, but if you can get it filled out the way you want it should be ok.

Cincinnati! Especially if we get the world cup in '26! In all seriousness, the city has put a LOT of money and planning into attracting new business and making the city much more livable.  I am a little biased since I live here and love it here, but I also get a great cashflow and my properties have appreciated nicely over the past few years.  You do need to work with someone who knows the area here well though because as you said, you can go from very rough neighborhood to bread and butter in a block, but most realtors here will be able to point you in the right direction.  if you have any questions about specific areas feel free to reach out.

Hmmm 200k for B+ zone after repairs? You might get lucky with Northside, College Hill, East Westwood. Honestly a true B+ neighborhood like Wyoming or Liberty Township will probably have an ARV of $300+ anymore.

Columbus is a great market, and I highly suggest you take a look at surrounding areas (Cincinnati, Indianapolis, Cleveland etc.)  There are great pockets all over the Midwest if you are willing to search for them.  Happy to help if you decide you are interested in Cincinnati.  Feel free to reach out with any questions and good luck!

I do both and enjoy it but I can tell you being a Realtor is a career-and it is expensive if you aren't all in (board fees, licensing, e&O insurance, brokers fees, marketing etc.)   Oh and no retirement provided for either career btw :)

Congratulations, you are in the right place.  There is so much free information here-take advantage of it.  Stalk the forum, analyze deals, network, read and learn about different strategies, pay down that debt, start building your "team" and play with the calculators.  You are ahead of most people just buy knowing you want more. If you see someone post about a deal that they did, ask questions.  Most people love to talk about their successes and will be happy to have conversations with you.  Good luck and feel free to reach out!

If you really want to find a mentor, think about what you can do for them.  People are busy and in all honestly no one is interested in helping you-they are interested in what you can do for them.  Read through the posts, educate yourself, figure out what your strengths are then start conversations with investors in your area by offering to help them. If you are good at finding deals, offer to split one or two with an experienced investor if they will walk you through it or something like that.  If you don't have any skills, offer to bird dog in exchange for mentorship.  You have to get into the mindset of helping others if you want others to help you.

Best advice I can give is to go talk to a lender.  They will tell you exactly what you will need to do to get financing and get some options.  Another option would be to have your parents finance it to you with a mortgage and a note if they are willing.

I  agree with @Tarik Shahin, there are areas all over Ohio (and Indiana and Kentucky) where there are still properties available that fit that criteria.  That being said, your cash flow will probably great but your appreciation may be underwhelming or vice versa as supply is really low right now.  Just make sure wherever you end up you find yourself a great team that really knows the area.
