It is in a opportunity zone, we’ve had a few meetings with the city and we’re still ago.. they’ve also asked us to put a offer on a lot they have to build a 18 unit.. I just nervous about the deal since I won’t be able to raise rents, we can only go by what 80% of the median income, so we would be stuck at that rent amount.. but the city may give us money to componsate for that, our meeting is tmrw about that and the lots..

I’m trying to get everyone’s opinions on if My partner and I should build affordable housing/workforce housing in the Saint Pete Florida area.

what are the pros and cons, does anyone have horror stories?

We can build cheaper then we can buy units as I’m a home builder, and we will be getting government grants so we will build for a good price and get tax breaks..

We’re gonna be doing eight units, our offer was just accepted buy the seller and we have 30 days to back out on with our offer.. if this is a good deal we have the ability to get another lot that will take 18 units.

I love to some feed back..

@Dave Vona 1000% yes!! Handymen don’t always have the best track record..

you never know with hiring a un licensed contractors, they can completed destroy something or burn your house down, and all they have i a van and you’re stuck with the bill..

always check for insurance, and ask to see a copy and see it hasn’t expired, I’ve seen what a bad handyman can do, and it’s not pretty...

The market for foreclosures is not what it used to be.. best thing around here is finding a good wholesaler get on there list.. or find a investor friendly realtor that will submit lower bids off mls... I’m starting to look in Lakeland, st Pete south pinellas etc

I’m looking to buy my first rental soon, but I have semI limited cash to buy It out rIght and Ill need to renovate etc. for some reason I can’t get above a 700 credit score, so I don’t think I want to try conventional fInancIng.. I know the market is hot, but I think if I look hard enough I can find a deal.. any help wIth the kInd of fInancIng everyone has used and loved the best would be very appreciated.. Thanks

Welcome to BP!!

Tampa is a good area, but deals are getting harder and harder to find, but there are still some good ones if you put your time in and know the area, wholesalers and how to spot a good deal.

I recommend going to one of the local REIA meetings and meeting like minded individuals, also meeting contractors like my self that deal with mainly investors, there are a lot of contractors that will take advantage of someone they know is new to the area a doesn't know they don't know.

When you get here, message me and I can always point you in the right direction in the way of your rehab and with contractors, get you to a REAI meeting and introduce you to some wholesalers.
