Great thread; I have been on BP and in learning mode the past eight months and have pulled the trigger on a 4-unit in the Cleveland region; it will be my first investment property....my decision was influenced by some on this thread. For me it is only a 2-3 hour drive so it's reasonably easy to visit; I also have used the destination to get some needed flight hours as a private pilot. It has also been an opportunity to meet some local investors there.....learning every day!

The individual was very helpful and professional. Hey @Brett Anderson, welcome to BP. I am in my first year of this whole REI endeavor as well and am not too far from you there in Dayton. Hey Marc, I am anxiously awaiting others inputs on your post here....great question and I like your approach to turn this problem into opportunity. My gut feel is option 3 looks like an simpler path for you if you can get the electric work done reasonably.

I've worked in Urbana since 1994 and understand your dilemma.....I am also new to REI. There seems to be a lot of new commercial construction taking place here now which may drive rental demands. Myself and another investor from the area are at least planning to evaluate some properties fairly soon. Hey there San Antonio BP folks, I am traveling to SA today for a long weekend and would love to take a look at a couple of investment properties, either SFH or duplex/triplex in the sub $200k price range. My objective is buy and hold for cash flow, with possibility of longer term equity growth. If anyone has a suggestion please drop a note here or via PM.
