Post: Opinion on NOT priming before painting?

1. No.  I don't always have it primed.

2. Yes.  I'd actually write in primer, spot prime, or no prime.  I prefer writing it and having them sign my document.  Or we sign each other's documents.  The only time I only sign their document is if I'm 100% confident in their reputation.

3. I would probably just write in to "clean, prep, and prime if necessary, according to the paint manufacturer's instructions."  

I agree with most of the replies here.  I would just add that whatever it says on the side of the paint container is what the manuf recommends and is what the painter should most likely do.

I don't have any written timelines or commitments.  

I do explain up front what an emergency is - like no heat in the winter - and what an emergency is NOT - like no AC in the summer.

I also explain that in general I do for them what I do for me.  That means waiting until standard working hours for most things and paying for normal delivery times as opposed to paying overtime for weekend work or overnight deliveries for parts.

Just a year or two ago I did pay a $400 flat charge for having a plumber fix a leak on new year's eve.  The leak was in crawlspace and tenant was not bothered by it but I tend to treat leaks almost equal with emergencies.

If I had a "needy" Type A tenant who began to bother me, I'd fall back on, "I regret I can't seem to keep you happy.  If you'll clean up and help me show I'll let you out of your lease early."  No one has ever taken me up on that offer...

Normally I would not buy them unless well more than half of the market has them.  In this case, especially if you're getting a better price and your sure a fairly identical unit next door has them, I might buy them.

Another thought though is that if you don't supply them and therefore charged less, you might get the tenant who wants to pay less and actually does not want to use "someone's old washer and dryer."

My bigger concern is that water is not metered separately.  I guess there's nothing you can do about that.  You should maybe consider if these washers are high efficiently/low water use type.

C looks like a Class C sink to me.

I'd go with A or B.

I would explain that if they can get the bank to forgive my payment and the county to forgive my property taxes and the insurance company to forgive my insurance, then I would forgive their rent.  

I'd direct them to the Township Trustee who has a portion of our property tax money in my area to help people in need. The Trustee has a landlord complete some paperwork and pays the rent.

I'd probably offer to help them by paying the rent they owe if they are out by the end of the month.  If they were a long time tenant I'd offer to pay their deposit at a less expensive place that fits their budget better if they move by the end of the week.

I'd possibly begin eviction if I hadn't started yet.  I'd explain to them that I have to start now because of the way laws work.

That's all off the top of my head from past experience.

I rented to a couple with 2 dwarf rabbits that "never leave their cage.' 

Somehow they managed to chew up the baseboards.  

I need to get my photos handy...that would make these replies more interesting...

Some of those hamster/gerbil/type pets like to shave wood.  I think it is part of their desire to build a nest.

Initially paying for kid's college.  Later it became for retirement income that doesn't affect social security.  Somewhere in between those two the "why" was to buy a few pretty nice vehicles LOL.

They seem to like to live in woodwork around windows.

I suppose you should have them exterminated if your tenants wants it done.  

One or two from time to time might fly in through an open door but a big infestation shouldn't be present in my opinion even though they are considered helpful when they are outside controlling other pests.

I'd want to call the exterminator and pay the bill directly instead of having the tenant do it but I like the thought of the tenant paying.

If there a "Legal Aid" non-profit group in your area maybe you could contact them for free help or contact a lawyer.

In my State, I believe I could evict for illegal activity because my lease says that I can.

One of the problems with illegal drugs is that the landlord could lose his property if someone is dealing there which is unfair, in my opinion, to the landlord.  But since this can happen it's fair for a landlord to be able to evict even if there is a one year lease.

My paperwork says that anyone over 18 must apply and sign the lease also.  My concern is damage and changes of tenants.  I want to be sure anyone over 18 is responsible for their damage.

Looking bad though, it's never mattered on any issue except when there's been a separation or change of unmarried tenants.  Then I have to deal with name changes and deposit refund issues.  It's never mattered for damages though.
