I am taking a break from my real estate appraisal career and trying wholesaling full time. Just closed on a $60k heloc to fund this. It is risky but I am optimistic and excited.

You will probably have to take an active strategy (fix & flip or more likely wholesaling) if you only have $100k in Brooklyn. You will have a flexible schedule but anticipate working more hours especially for the first couple of years.

This is talking about buying or selling for someone else for consideration (an RE agent). When you wholesale you are actually buying and selling it yourself, as a principal, with equitable interest. So, no it is not illegal.

If you start to get serious about it you should definitely meet with some rehabbers to find out their criteria before you begin.
