We are looking for investor capital to increase our lending volume as we grow in 2017. Typically we will fund 90% of purchase/100% of rehab/70% ARV at 10% to 11% and 2 to 3 points. No hassle process.

In a little more than 2 weeks we have funded $2 million and will fund another $.5 million this week. We have an active pipeline of $10 million with $5 million due to fund within 45 days.

All properties are 1 to 4 family residential properties which will either be rehabbed and flipped or rented long term. At no time will total exposure in a project be more than 70% of the ARV (after repair value).

Typical term is 6 to 12 months, depending on the extent of the project.

All projects will be closed as per traditional mortgage closing procedures to include appraisal valuations, property insurance and title insurance. The investor’s lien position will be insured and documented by the title company.
