@Rasheema Abduls-Salaam It is hard to tell. We are constantly expanding our network of where we will lend so it just depends on how many projects we get in those areas, combined with our feeling for strength of business in that state. These two items are typically what we use to extend our lending geography. There is a good chance DE and NJ will be added this year but I am not sure as to the exact time frame for when that will occur.

@Khaled Helmi If you can source 10% of the purchase price and closing costs, you would be able to eliminate your need for a JV. Not sure if that is possible but keep it in mind as you would be keeping substantially all the profit in that case vs. a JV 50/50 split (or probably more). What amount of cash do you have available (cash, credit cards, LOC's, etc)?
