@Sergey Perevalov  If you are still looking for financing for this property I would be interested.  Based on reviewing the numbers you provided we could offer the following:

-90% of purchase financed ($51,300)
-100% of rehab financed ($30,000)
-9% interest only rate
-4-5 points

@Rasheema Abduls-Salaam  It is hard to tell.  We are constantly expanding our network of where we will lend so it just depends on how many projects we get in those areas, combined with our feeling for strength of business in that state.  These two items are typically what we use to extend our lending geography.  There is a good chance DE and NJ will be added this year but I am not sure as to the exact time frame for when that will occur.

Rolling out a new program for investors that purchase properties at a discount below current market value or for properties that do not require rehab. No more standard 70-75% purchase LTV even when buying properties at a discount. See below for the overview:

-90% of PP or up to 80% of appraised value (whichever is lower)
-Rates start at 7% I/O
-2-4 points
-12 month term
-No PPP

@Khaled Helmi If you can source 10% of the purchase price and closing costs, you would be able to eliminate your need for a JV. Not sure if that is possible but keep it in mind as you would be keeping substantially all the profit in that case vs. a JV 50/50 split (or probably more). What amount of cash do you have available (cash, credit cards, LOC's, etc)?
