@Rasheema Abduls-Salaam  The points would be calculated based on the loan amount.  For example a $100K loan with 2 points would result in $2K in origination.  A $75K loan with 2 points would result in $1,500 in origination.  It shifts with the loan amount.  We can also fund all experience levels from first time buyer to seasoned investor.  Let me know if you have any other questions.

@Rasheema Abduls-Salaam  See below for water downed version:

-PP just stands for Purchase Price
-ARV stands for the after repaired value of the property once all renovations have been completed
-I/O stands for interest only payments being made on the loan
-Points stands for a percentage of the loan that is charged in relation to financing the project ($100K loan with 2 points would produce a $2K origination charge)
-PPP stands for pre payment penalty

@Jimmy Tang  I might be able to work something out here where we incorporate a small amount of rehab with this property. This would allow us to offer 90% of the purchase and 100% of the rehab with rates starting at 7%. This would allow you to limit your out of pocket and then perform your refinance in 6 months using the appraised value.
