That is way too broad a question with thousands of answers. It really depends what your goals are. Listen to 30 of the BP podcasts and read all the free BP ultimate beginners guides. That should give you a better idea. Then spend 6months educating yourself on one topic and don't get distracted by shiny balls. Stay focused then execute.

Are you renting by the room or by the unit? You can also do VRBO and Homeaway but those are geared towards whole units.

You can sync your calendars to avoid double bookings.

I have a deadline at work soon so I pushed things out a little. It seems like SOMA was the consensus last time because of proximity to BART so based on how many fill out the poll I will pick a place. Maybe 83 proof but I'm open to suggestions.

@Myka Artis Last year I had about 9 guests and 2 were from homesuite. I view it as just another way to market my property. I set the prices the same as airbnb and the first one to find me tenants wins. They don't provide insurance but they do guarantee rent payments and I believe they do background checks.

Hi Matt, Sorry I should have followed my own post. I'll PM you to discuss exactly what you are looking for with your flips. As far as feasibly study usually it is if someone comes to us with a plot of land and we do some massing based on the zoning requirements and see how much office space or apartments you can fit.

I use homesuite and airbnb and set 30 day minimums. Some startups in SF use airbnb for employees on short term contracts.

I would probably put smart locks on the property, if you can, for late check-ins.

Try google searching corporate rentals Houston and see what pops up first.

I also agree if you can talk to local business HR depts. or hospitals that get traveling nurses and doctors.

I remember reading an article a long time ago about tenants doing this. I imagine it isn't that common but if you are OK with it for someone who travels a lot for business it would be a value to them.

Check with your insurance provider. By knowing about the STR and accepting payment I think you are taking on a lot more responsibility. (this is not legal advice)

@Paul HurtubiseI just did my first post card mailing 2300 and got about 0.5% call backs. One appointment but owner had a family emergency so will be following up. 

I signed up for the Michael Quarles coaching program and am finding it extremely helpful and for $797 for 6 months it is a no brainier.

Are you going after the most expensive markets in LA? I'm in SF and had to go out to the outlying areas. High end owners will rarely have the kinds of problems they need us to solve and are much more likely to list with agents.

I'm using CBIZ and happy with it but thankfully no claims so I can't attest to that.
