I'm in New Jersey and we received word that the county recorder's offices are finally opening back up. They've been down for about five or six weeks. No title searches done unless you can do them online. And for my primary County that meant that unless you purchased the property after 2001, you likely couldn't sell or refinance your property. I target market to long-time sellers with equity so it held up several of my deals.
But it also woke me up that I need to expand more to additional counties and States.

I totally agree with your thoughts on this topic.
And I also agree that if you can't use the term with a homeowner when speaking to them face to face and looking them in the eye, then don't use it behind their back.

@Anna Sagatelova brought up a good point. Dangerous for her to move now to a new environment . Particularly one where the occupants are in a high risk group for Covid-19.

Yesterday I watched a webinar by an NYU professor on this topic from Schack. He made a good argument for lower demand in office space resulting in conversions of that space to residential space (apartments). Particularly in high density areas. Seeing that affordable housing is still an issue, this makes sense.

Thanks for your input. Who are your buyers? Here in NJ (coronavirus hotspot) our normal buyers are all sheltered in but many doctor and nurses are now using this as an opportunity to buy.

Hi All. My Aunt passed away last week and I just heard from her only Son, my cousin, for the 1st time in 25 years. Long story but we're now trying to help him navigate this situation as he has no idea whether his Mom had a life insurance policy or not. She actually sold life insurance not too long ago. Does anyone know where I would begin in the state of CA? I'm here in NJ and our Dept of Banking & Insurance might have the info here if she was a NJ resident.
I see that the state of CA has a 'California Department of Insurance'. Doe anyone have a division or specific ph # that I could call? I'm also wondering if there is a private company or another government agency that might have this info. Anyone? Thanks in advance.

Here's one way. I think it was veteran RE attorney Bill Bronchick who called it a 'reverse wholesale'.
See if seller will allow you to put a $5k mortgage on the property representing your fee. Cancel your contract and allow the new buyer and seller to contract directly. consult an attorney to structure so that you're protected.

The cash buyers I know all tell me they'd rather buy from small wholesalers than the bigger companies because they know the "wholesale" companies have taken a huge slice of the pie and the prices they are selling at don't give them much wiggle room for rehab. When I do my comps on the properties these "wholesale" companies sell at, I am usually left with $30 to $40k for rehab, anything more and it is not gonna be worth it for flipping.
Yes as with a lot of industries, the smaller more nimble and flexible outfits will always have a niche in which to operate.
