In the same house where I found the 1930s Lionel train set I also came across some Civil War era letters from A Soldier on the front lines. I have them somewhere around here.

It seems funny to me that such an Icon of the 60s and early 70s is totally unknown to many people.
You reminded me that I was once allowed to take about 50 boxes of replica classic cars at this one house. I didn't think about it for this post because I didn't necessarily find it in an abandoned house. The owner just decided he didn't want them. I have plans to work on them in a couple of years once my nephew's get a little older.

You can Google two of the more popular attorneys that investors and wholesalers use. Fawad Khan and Stacy Santola.

I'm not sure what I was thinking when I answered that question. You pay your own attorneys fee when wholesaling.

Haven't even taken them out of the box. However I'm just getting into doing stem projects at home with my two nephews, 8 and 9 years old. Trying to steer them towards engineering/ architecture. So now that you mention it I am going to pull them out and see if I can get them running. Great idea! Thanks!

Yep I saw it when the last Bubble bursted. Those contractors who were giving you their butt to kiss had to come back begging for work months later.

Absolutely. Greedy people. Just because you can, doesn't mean you should. Don't get me wrong, make money now. Just don't be a putz. Case in point, just yesterday I experienced a leak at skylight in a property. Window just needed to be sealed; no other issues. Called my reliable contractor and he went out and took care of it. Charged me about half what other contractors would, and probably 1/3 what a roofer from the yellow pages would. Why? Well, because I've sent him thousands of $$ in work over the past few months. He tells me "I take care of my regular clients" as well he should. Thats. Just. Good. Business.
Absolutely. These guys understand that markets work in Cycles and your regular clients are the ones who will always be there to support your business. Particularly when the market is down.

Have you talked to local Realtors about how much of a slump we're in?

Honestly I would save that money and instead educate yourself on a type of real estate investing you want to engage in. You can start in this business with little to no money. Your job should be to protect and grow that $20,000. You can only do it with knowledge of what you're getting into. You've come to the right place. Welcome.

@Uneeq Khan
I think you're confusing HOA liens and Municipal tax liens. They're very different from each other.
