Quitclaim Deeds are rarely ever insurable in Ca.  They literally mean that the person feeding if off is only "quitting" their interest for that specific transaction.  They are often overturned in court and create a lot of issues because of the verbiage on the document. 

I will never accept or prep a QD, I only work with Grant Deeds (Cali equivalent of a Warranty Deed,  I believe).

As an Escrow Officer, I have seen these deals close in 10 day all the way up to 120 days...every deal is different and so is the motivation of the seller. The average wholesale deal is less than 45 days, though, for the investors/wholesalers that I work with.

I have also seen 1-3 page contracts. Depending on how much "fluff" is included, you can get a lot on those few pages.

I always tell the newbies I talk to to that they need an assignable contract and the buyer needs to know what is it up front. Often times, my sellers know, also, because the wholesaler is honest and full disclosure give weight in this industry.

Ca is a disclosure state, if you don't want it disclosed, don't do it.

@Alaki T., I have closed many double across Cali and there are 2 tF's on BP (that I know of), so they might be of help: @Shari Peterson and Duane (

You really have to have a profit margin that makes the double worth it, otherwise it is better to assign the contract.

24% delinquency by private party owners? What is the owner occupancy rate? Is this a new HOA? What do you mean by "Condos are still selling at the complex."?
