I don't know about your specific question, but something to be aware of is rent control in LA. May not be as simple (or as cheap) as you think to get the tenant out, so keep that in mind when negotiating. The city requires an escrow for the tenant relocation part, which I handle all the time. :)

I am an Escrow Officer and we are the ones who really handle all the nuances of investor deals. The title side has very limited involvement in the deal structuring and documents before closing. Call me,  I would love to help you!

Depending on the situation, the buyer may be subject to FinCen vetting requirements. There are no taxes addressed on the escrow side during a purchase. From what I know, the sale of the property will trigger a possible tax liability with a required withholding of about 18 1/3% of the gross sales price (fed and state taxes). There are still year-end tax filing requirements, too, but I can only speak about the escrow requirements. :)
