@Steve Vaughan She says everything is clear as she has owned it for approx 20 years. No divorces or deaths as she is the sole owner. I am going the safe route and closing with a title company. Not willing to take any chances. It’s business and I am paying the closing costs anyway. A cash transaction will be minimal closing costs. Thank you for your input!

@Steve Vaughan Great info! I currently have a seller who doesn’t want to use the title company. I’ve known the seller for almost 20 years. I may just do the search myself and not go to the title company for the closing. I can record it at the county.

@Paul Leavitt HOA's are different in the city. It is more by address. The area that might work is NW off of 290 in the old section of Cypress. The issue with RV's is, if they are allowed, many people will have old junk sitting around & it devalues the neighborhood for others. You might consider not allowing rigs over 10 years old.

@Douglas Spence Oklahoma Slab Leak Pro was hired. I do NOT recommend them. Overpriced, poor workmanship, poor communication & left a huge mess. Owner is not customer friendly either. Lesson learned.

@Jacob Thomsen Thank you! I didn’t see this in time. The company that was used is Oklahoma Slab Leak Pro. They originally quoted a price of $800. When the invoice was received, it was $4800. No communication & over 1.5 hrs late. Do NOT ever use them. Lesson learned.

@Theresa Harris The insurance policy may or may not cover the damage. I’m a public insurance adjuster and am seeing policies with exclusions for the damage caused by the freeze, but are paying for the repairs to pipes. Policy dictates if the damage is covered. Regarding selling, that would be a personal choice, but you’ll not get much for a water damaged home. I’ll discuss buying it if you go that route. Or, I know great contractors to help you repair it.

@Paul Leavitt In Houston, most all subdivisions are in a homeowners association and a RV is not allowed on the property. You'll need to get the covenants for a specific HOA. Houston isn't RV friendly. If you find one where it's allowed, you'll have to dig the black/gray tank lines & tie in to city lines, get an electrician to install the 50A plugs & get the water lines installed. Your largest hurdle is finding an area where they are allowed. The city or county won't have the info you are searching for about it.

@Phebia Philpot What state is this? It sounds like the bank didn’t follow the terms of the agreement to let him get this much $ without your approval or without completing inspections. They must be held accountable. Read carefully the terms & if they missed anything, they are responsible. Period. Maybe the contractor created false documents, but inspections would have avoided this situation. Did you put him on an account to pull money as needed?

I have a property with a water leak in the foundation. HVAC vents in the floor have water in them. Tenant heard a loud pop during the freeze and now the floor is wet and HVAC lines have standing water in them.
Hoping to find a local reputable company to find the problem without breaking the bank. Any suggestions are greatly appreciated!
