@Brian Whelan what a great idea! I'm in the Bay Area and would love a Hotel Meetup/ Forum here locally. Next best thing would be a WebEx or online meeting as you suggested. I work at an architecture firm that designs luxury hotel resorts and wineries. Would love to gain insights on industry trends and learn more about what clients and investors are looking for. @Michael H. great question! You know how I'm preparing for a crash? By continuing to buy more cash flowing assets! The same people predicting a crash, are usually the same people that have been predicting a crash every year for the past few years. If it happens, it happens. But if not, would I regret leaving deals on the table because I was prepping for a crash? I think people need to change their mindset or at least keep an open mind and not only think that selling all your assets and having cash on hand is prepping for a crash. For me, if I find a deal, I'm buying. At the same time, I'm building my track record, my team, and relationships. So if or when a crash happens, my team is prepared to take action to get more assets! Who'd you rather work with on a deal? Someone who has been continually taking action and have a proven track record to close on deals or someone who has been sitting idle and no team in place?

@Mario Borg have you looked at properties in Sacramento and ran the numbers? I purchased a duplex about a year ago and have been getting a decent return. Since then, I've noticed less listings at higher prices since Sacramento is considered "hot." It seems to be simmering a little bit. I'm more focussed on commercial MF and get a much better return on those types of properties rather than on a duplex.

@Melonie Dickson great question and congrats on this first property! As many have already mentioned, it is your agent's best interest to get your offer accepted. However, your agent should also be protecting your EMD, especially since this is your first property! Depending on the deal, I usually remove the loan and appraisal contingency, because I already have a relationship with my lenders or investors, and keep the inspection contingency but offer "As Is." It's always a goal to get to the next step and into escrow and under contract but you should always have some contingency in place that allows you to back out of a deal if needed when you continue ypur due dilligence. @Michael Cornell in addition to the great advice everyone has already mentioned, I would suggest you attend some local meetups. There, you can network with fellow investors and share stories and experiences. Who knows, you might meet you next partners there! There's only so much reading and podcasts you can take. Your real knowledge comes from actual experience. Just continue to take action and you'll be fine. Good luck!

@Mian Rizwan congrats on saving up all that money and choosing to use that towards an investment! I agree with @Alina Trigub in that you should refrain from mentioning on a public forum how much money you have to invest. 

You mentioned that you have not been able to connect with syndicators at your local meetup, but have you thought about getting involved with a team out of state or connecting with syndicators here on BP? 

It seems that you want something local, but you can connect with people outside of where you live, ask them questions, learn more about the process, etc. Feel free to PM me to let me know how I can help! Good luck!
