Hey @J Scott. A lot of us use Lumbee Guaranty Bank (Hope Mills branch) and MC Mortgage (broker). I'm currently doing a refi with Ron at MC Mortgage and the process has gone pretty smooth thus far. Lumbee might be more of what you're looking for though.

@Steve W. Prices are increasing every day and buyers are getting more aggressive. Wholesalers have more competition than ever before but if you have the right team you can still make it work.
With that being said, the market is stable but the returns are not what they once were.

@Mario Arellano it's super hard to find deals on the MLS right now. I suggest you network with an investor friendly agent and/or get on all the cash buyer lists you can. The off market deals are getting pretty competitive too. There are a bunch of buyers that feel comfortable enough to purchase wholesale deals without walking the property, inspections, move fast and just make the transaction simple for the wholesaler.

@Benjamin Sussman pulled all my cash out of my retirement account recently. The CARES Act allows us to make withdrawals with zero penalty so if you’ve ever considered doing it now is the time.

I’m pretty lucky to be living in one of the best rental markets. We have minimal appreciation as best but we have cash flow for days. Great place to learn.
