@Sam Shueh I’d have to disagree with you brother. In our market @John Rumsey can purchase and rehab a solid deal with 50k and it will rent for $800-$900.
I’m in the process of doing a refi on a deal that is pretty close to what he is trying to accomplish.
Price: 34k
Rehab: 23k
ARV: 75k
Current Rent: $900

@Steven Jefferson I’d add that having a good team in your market is more important than the location itself. Fayetteville is full of great teams and within a few calls you can have your core-4 lined up and ready to go. Tell your son to reach out. :)

@Jordan Rhoads I'm an active duty Soldier in Fayetteville, NC and most of my deals come from direct to seller marketing. The perfect BRRRR deal found on the MLS is difficult but not impossible. If you're looking to do some long distance investing, Fayetteville is a great place to start because our market is stable and forgiving. Great place to learn.

@Marcus Daniels when I started investing in Fayetteville I had the same mindset. At one point I was looking for houses that an E-5 or E-6 would be happy to live in. After digging into the numbers I've found that the price to rent ratios on these deals doesn't make scene. I'm now buying in areas that a lot of investors don't want. I own a 4-plex in a less than desirable area and two of my tenants are section 8 and I couldn't be happier with my returns. Don't be scared of C- areas. Tenants tend to stay longer which means you don't have to spend as much on turnover which can kill your returns in the long run.

I'm in the process of doing a cash out refi on turnkey rental I purchased about six months ago to pay off a LOC and own a rental free and clear.

@Mark Horton II Fayetteville has a lot to offer for investors. If you're patient enough and put in enough offers you can still find deals on the MLS. Seems like a good find!

I second @Alexander Felice. Love love love Rodrick Jackson at Spoat, Jackson and Browne. I just moved another rental under his management for a grand total of 8 doors. He gets all my doors!
