Yes that's right. I just got a HELOC so tried to do the same thing. Also you can't get a HELOC on investment properties in Texas either. :(

@Brendon K. simple supply/demand. There are lots of investors that are willing to buy properties in Austin for 95+ cents on the dollar. Why would a wholesaler sell to someone like you or I when they can throw it on the MLS and get retail? If I found a great deal that I didn't want for myself, that's what I'd do...you wouldn't even need to know any investors to get it sold.

I have noticed a lot of price drops lately around Austin on the MLS. My realtor said there has been a spike in price drops this past month. Has anyone else noticed anything similar? Does anyone have any data around this? Thoughts?

I don't think you'll find anything that remotely cash flows at that price range.

Killeen doesn't have an Air Force base. It has Fort Hood, not "one of the biggest bases in the country," but actually the largest military base in the world. The chances of it closing are almost 0. Actually, its more likely to grow than to shrink or close. If the Army closes other bases, they will consolidate to large bases like Fort Hood.
The reason there is no appreciation there is because there is lots of room and they won't stop building houses. There are probably other reasons but that is the main one I see owning a rental and just driving around over the past 15 years, and living there for several years.
