Hey! I found a house for $270k with an ARV of $425k. Rehab $30-$40k. The only qualm is, the home has a tenant and the lease is over in May. The price of this home is a steal for the location and a nice home in general. I would be using a hard money loan to get the property! Do I purchase it and simply collect the rent until the tenant moves out OR do I walk away from the deal?

Hey! I found a home on Craigslist and I assume a wholesaler is managing the deal. What advice do you have in working with a wholesaler? What should I ask?

Hey! I'm getting ready to do my first brrrr deal. PPis $200 and the ARV is $290K. I want to make sure I do the right rehab to increase my ARV. What rehabs do you suggest? BTW, the rehab for this project will consist of only cosmetics. The house Ingrid shape!
