Hey @Juan Carlos

Congratulations man! Closing your first investment property is a milestone achievement and definitely one you'll remember as you continue on in your career.

There are a ton of skip tracing services out there! There may be some that will let you just submit names but if they do, I would question their results. In order for you to have the most accurate results you should have the name and mailing address of the person you want to skip. This allows for the skip tracer to use a true accurate list to get you the best results.

Most of the larger names all use the same data and automate your results so it would be a matter of pricing and features that stand out to you. Most of them will have less than optimal results when it comes to mobile home parks, commercial, LLCs and trust because that is a double skip tracing process that their automation can't process. These require more of a personal interaction and deeper digging that involves websites like OpenCorporates or the Secretary of State websites.

There are some skip tracers that can do this. If you would like a referral code or more information please let me know :)

Besides going to networking events, there are websites like Propstream that can provide you with lead lists to get you started.

Lead lists are the fastest way to go, as long as you know your lists and the demographics you're reaching out to. 

Once you get the lists, you can use skip tracing tools, like previously mentioned, to get contact information for your leads. You can make phone calls yourself - or you can outsource this on websites like fiverr or Upwork.

Getting on social media groups can be a huge asset as well! Get connected with your local REI community and see what events the professionals in your area are going to.

I actually just did a video about this this morning. 

Most of the services on this list all do the same thing - tell a program to go check the same 2 or 3 databases and return data. There is no actual quality behind what they do. If you want high quality results you need to find a solution where they are actually digging into your lists and the results they provide - not just pinging it against a database.

Gotcha, high quality leads are important for sure. A buddy of mine had this same problem when he started getting back into real estate three or so years ago, so we created Best Skip Tracer together to fix it.

Your problem is why we're one of the only if not the sole company to have real people hand-scrub our lists, instead of just checking them against a data base.

You can use True People Search (https://www.truepeoplesearch.c...). They're free, have been around for a long time and they have pretty accurate info.

 There might be a company out there that does this but none that I know of. Best Skip Tracer only charges once per contact that returns a number. I think this is probably how most skip tracing platforms charge as well, because weather we return 1 cell phone or 4 cell phones & 4 landlines the process and effort is still the same. What's the cheapest option you've found so far? How big is your list?
